A concept that thrives on the Eastside BeltLine can struggle three miles away. Part of my job is telling you not just where space is available, but where your concept wins.

Intown & BeltLine

West Midtown, Old Fourth Ward, East Atlanta Village, Summerhill, and the BeltLine corridors: dense foot traffic, younger demographics, strong food-and-beverage demand — and rents to match. Great for destination concepts; unforgiving for thin margins.

Westside & South Atlanta

West End, Cascade, Camp Creek, and the airport corridor: loyal trade areas, improving fundamentals, and some of the metro's best value for operators who know their customer. Redevelopment is bringing new attention — and new competition for good space.

The Fine Print

The retail lease, decoded

Retail leases carry provisions that office and industrial tenants never see — and they're where deals are won or quietly lost. A few that deserve your attention before anything gets signed:

  • Triple-net (NNN) charges. Most Atlanta retail is quoted NNN, meaning you pay your share of taxes, insurance, and common area maintenance on top of base rent. Those pass-throughs can add meaningfully to the quoted rate — and CAM can grow every year unless the lease caps it.
  • Exclusive use. Your protection against the landlord leasing to a direct competitor two doors down. Landlords rarely offer it; well-represented tenants ask for it, defined tightly enough to be enforceable.
  • Co-tenancy. If the anchor that drives your traffic goes dark, your sales change overnight — your rent should too. Co-tenancy provisions tie your obligations to the center staying healthy.
  • Kick-out clauses. A negotiated exit if your sales don't hit an agreed threshold by an agreed date. It converts a ten-year commitment into a manageable risk.
  • TI allowance and delivery condition. "As-is," "warm shell," "vanilla box," and "second generation" mean very different build-out bills. The allowance, the delivery condition, and who carries permitting risk should all be negotiated together.
  • Personal guaranty. Often negotiable in scope and duration — a "good guy" guaranty or a burn-off after several years of clean payment history protects your personal balance sheet.

How much does retail space cost to lease in Atlanta?

It varies widely by submarket, center type, and condition — and base rent is only the start. A true cost-of-tenancy analysis includes CAM, taxes, insurance, tenant improvements, and escalations. I model the full number before you commit to anything.

Does it cost me anything to use a broker?

In most retail lease deals, the landlord pays the brokerage commission — so representation typically comes at no direct cost to you as the tenant.

What is a co-tenancy clause and do I need one?

It protects you if an anchor tenant leaves or center occupancy drops — often through rent relief or an exit right. For most retail tenants it's one of the most valuable protections in the lease, and one landlords rarely volunteer.

What is second-generation restaurant space, and why does it matter?

Second-gen space was previously built out as a restaurant — hoods, grease traps, plumbing, and often furniture already in place. For a food concept, the right second-gen space can cut build-out costs dramatically and shave months off your opening timeline. It's also the most fought-over inventory in Atlanta, which is exactly where off-market sourcing and speed matter.

What is percentage rent?

Some retail leases include rent tied to your sales above a negotiated "breakpoint" — common in malls and strong centers. Whether it makes sense depends on how the breakpoint is set and what base rent you're trading for it. It's a lever to negotiate, not a term to accept as written.

How long does it take to lease retail space?

Plan on several months from search to keys: touring and shortlisting, LOI negotiation, lease negotiation, then permitting and build-out. Starting early is the single best way to protect your opening date.
