What an engagement looks like
1. The fitting. A free consultation where I learn your business — concept, customer, budget, timeline. Every good search starts with a written requirement, and this is where we build it.
2. The search. I survey the full market against that requirement: listed inventory, plus off-market and pre-market opportunities sourced through direct owner relationships. You see a curated shortlist with real occupancy costs, not a stack of flyers.
3. The negotiation. LOIs run in parallel to create competition, then I negotiate the lease itself — rent, allowances, protections, and exit rights — until the terms fit the plan we started with.
4. The follow-through. I stay engaged through due diligence, permitting, and build-out until you're open. And in most transactions, the landlord pays my fee — here's how that works.
